A guide to objecting your 2025 municipal property rates

The City has officially begun compiling its 2025 General Valuation Roll, which will determine updated municipal property values and the rates bills that take effect from July 2026.

For homeowners, this process is important. The valuation assigned to your property directly affects the rates you’ll pay over the next four years. If the valuation is not market related, you have the right to submit an objection during the official objection window opening on 20 February 2026.

How the process works;

  • The City assesses properties across Cape Town to determine updated municipal values.
  • A draft valuation roll is released for public inspection.
  • Homeowners are given a formal objection period to dispute their valuation if they believe it is incorrect (20 February 2026 to 21 April 2026).
  • Objections must be supported by market-related evidence, such as an independent valuation.
  • If the objection is accepted, the revised municipal valuation will be used to calculate your rates from July 2026.
